Who is Michael Makabi?

Michael Makabi started out as a realtor back in 2004. He quickly became a broker, and then dived right into commercial real estate wholesaling in the DTLA market. Mike now primarily focuses his attention on syndicating and investing in both residential and commercial real estate nationwide with his network of partners.

He owns multiple businesses including MTIP Commercial Real Estate (a full-service boutique brokerage based out of Los Angeles, CA), the BroadBridge Fund (A national real estate syndication fund that acquires and manages both residential and commercial assets), and 1PropertyMarket (an exclusive off-market real estate lead generation platform that focuses on seller opportunities).

Mike is a self-published author of a 600+ page book titled “My Real Estate Bible”, as well as a mentor and coach to real estate practitioners all over the country. He established MTIP University, which is an online virtual learning platform, and MTIP Systems which offers 1-on-1 coaching for people looking to excel in the industry.

Our objective is to generate an exponential ROI for us both by sourcing, prequalifying, and referring off-market seller deals to you to earn a commission (WCS) or to help us negotiate deals for our syndication fund to purchase or flip (BCS).

faqqWe initially invest a minimum of $3,500 - $5,000 in your market! We will source a hyper intentional list of potential off-market property owners and build a sophisticated outbound Sales and Marketing campaign using our own proprietary A.I. and automation based lead generation platform called 1PropertyMarket (not available to the general public).

faqbWe then target a specific zip code and asset class that you decide on and are an expert in. Doubling down on what you are already excelling at.

faqcWe then focus on replacing human beings with A.I. based robots and automation to perform outbound telemarketing, ringless voicemails, text messaging, and emails towards the list of property owners we initially sourced before they decide to list with a competitor!

faqdOur advanced A.I. bots then prequalify and categorize the inbound seller leads and label them as either Interested, or Possibly Interested sellers. Thus, eliminating the excruciating grunt work of ciphering through all of the rejections and wrong numbers for us.

We then invest in referring those prequalified (they already have been called, texted, and qualified as interested sellers), off-market seller leads to a market expert like yourself to follow up, build rapport, ask additional questions, COMP, underwrite, and evaluate the property value in the effort to either:

Profit sharing:

You’d make your broker fee of up to 6% on any lead we end up sourcing from our direct to seller off-market lead generation campaign and payout a straight referral fee at closing of 20% of your gross earned commission to our licensed real estate firm based out of California. You then would keep 80% of the gross commission you earned and payout your traditional broker house split, if any.

Also, our buying fund would have the first right of refusal to purchase any asset we identify as a lead from our marketing efforts, as we are the ones funding the campaign cost ($3.5 – $5k).

If we do end up wanting to purchase the deal and act as the Buyer, then we would use you and your firm alongside our own brokerage firm based out of CA to team up and both equally represent us as 50/50 Buyer reps in the transaction. You would submit an offer on our real estate fund’s behalf called “BroadBridge”. Basically, you’d represent us as a cash buyer and negotiate terms with the off-market seller on our behalf. Very similar to what you currently do with any of your other clients.

Again, if we do not end up wanting the deal… (which will be most of the inbound seller leads) You would be able to pursue the off-market property owner and attempt to get the listing on the asset or treat it as a pocket listing and sell it to whomever else you’d like. In that case, we wouldn’t be involved in the transaction on any level except for the referral fee of 20% to our firm for introducing and prequalifying the off-market seller leads on your behalf.

Based on our years of experience working as brokers and investors in the business, recruiting, hiring, training, and managing hundreds of salespeople to date; we learned the hard way that when you pay for the privilege to be a part of something bigger, the results are far better than when you get something for nothing.

Therefore, to make sure this opportunity is only available to the sincere entrepreneurial-minded individual that appreciates the value of what is being offered, we ask our partners to commit a partner fee of $500 a month to represent a sense of skin in the game to participate in this JV platform we are offering. Our experience shows that this helps keep things in perspective and everyone’s eye on the prize.

TO BE CLEAR! You are not responsible for nor paying for the cost of sourcing, sorting, marketing, prequalifying, or dealing with the technical aspects related to generating these off-market seller leads.

We alone are obligated to commit $3,500 – $5,000 out of our own pocket to generate a minimum of 20+ off-market seller leads for you to pursue and work on.

We have no contracts and no long-term commitments between us. This opportunity is completely month-to-month.

Our objective is to turn a profit for us both within 90 days of launching a campaign.

In the event that you are unable to perform, we will simply shake hands and walk away as friends. Otherwise, if both parties like what they see, we can simply continue growing and scaling this business opportunity forever.
